CoreSite is excited to further invest in our hometown of Denver, where we have been headquartered and operated for over twenty years. We are proud to have financially supported the Swansea Recreation Center, Jack A. Vickers Boys and Girls Club, and our more than 200 local employees are especially proud of the collective 8,000+ volunteer hours they have spent with Focus Points, Extreme Community Makeover, Brothers Redevelopment, Department of Veteran Affairs, Denver Food Bank, Denver Parks and Recreation.

As a multi-tenant data center, we house hundreds of businesses and organizations in our facilities that support the mission-critical applications we all rely on every day— from 911 emergency services and telehealth visits to secure online banking, higher education research and online learning.

Our data centers also provide the always-on digital infrastructure that powers daily life — helping ensure that when you use your smartphone, stream a movie, access social media, shop online or search the internet, it simply works.

CoreSite does not build or operate “hyperscale” single-tenant AI data centers – those are built to house only the digital infrastructure of one company. Hyperscale data centers are often used for training AI models; that’s not what we do. Among other uses, like 911 emergency services and online banking, our data centers support AI inference applications, like when you’re using a driving directions app and it reroutes you in real time because there’s an accident on your route.

CoreSite's Denver Data Center Ecosystem

CoreSite’s DE3 data center will be approximately 170,000 square feet and 18 MW, with operations scheduled for June 2026. CoreSite’s current Denver market footprint includes the historic Denver Gas and Electric Building, the most interconnected building in the Rocky Mountain region, which has housed our DE1 data center for over a decade. Located in close proximity, DE3 will enable us to support increased demand for the cloud applications we use every day. These facilities are home to an ecosystem of more than 265 businesses, organizations, network providers and cloud providers.

DE3 is located at 4900 Race Street in Denver and will bring benefits to the local community by creating new jobs, supporting regional businesses with reliable digital infrastructure, attracting technology investment and strengthening the area’s overall economic growth through improved connectivity and access to modern IT resources.

LOCAL TRANSFORMATION

Prior State of DE3 Property

Before CoreSite began development of our DE3 facility on this heavy-industrial-zoned property located at the corner of 49th Avenue and Race Street in the Elyria-Swansea neighborhood, it operated as a concrete plant. 

As part of our redevelopment efforts, we will implement significant site improvements designed to enhance both the property and the surrounding community. These improvements will include the addition of new green spaces, play areas, and picnic tables to create welcoming community gathering spaces. We will plant 75 trees and more than 3,000 shrubs to support urban beautification and environmental sustainability. The project will also include the construction of new, wider sidewalks to improve pedestrian safety and accessibility, as well as upgraded fiber infrastructure to enhance connectivity and expand high-speed service capabilities within the Elyria-Swansea neighborhood.

Facts About the DE3 Facility

CoreSite’s new Denver DE3 data center campus is estimated by the city’s economic-development office to generate “over $200 million in incremental local tax revenue” over a 20-year period from the project and its customers.

We have hired approximately 175 construction workers over a 24-month period to build our DE3 data center, and as many as 250 at its peak.

CoreSite is funding the development of a new on-site substation so that the data center does not impact the power available to the neighborhood.

Emergency backup generators are located on the property for emergency use. The generators will periodically be tested as their maintenance requires, which is less than 50 hours per year.

The facility is expected to use ~13gal/kW/day. CoreSite follows best practices and best-in-class building design. We recirculate and reuse water for cooling whenever possible.

CoreSite is investing in the land development of the DE3 site, including creating new sidewalks, street frontage, lighting, bike lanes and landscaping such as 75 trees, 3,000 shrubs and grass, as shown in the image below.

Data Centers Connect Us
to the Entire World

CoreSite is committed to working alongside community partners and the city on its mediation process for a Good Neighbor Agreement. Community input and engagement is important to us, which is why we have met with the community in the past, have answered questions in writing and have hosted tours of our existing DE1 data center with Mayor Johnston and our new DE3 development with multiple members of city council. That important engagement will continue.

We also look forward to working with the city on updated regulations for future data center development in Denver, given the important role they play in our local economy.
